Texas · Real estate done quietly
Real estate, considered.
Balanced is the practice of Ben Surman, a Texas-licensed REALTOR® serving buyers and sellers statewide — from Dallas and Fort Worth to Austin, Houston, and San Antonio. We work slowly, deliberately, and quietly. Opposite the way the category usually does.
— Our thesis
The most consequential transaction of most people's lives is treated like a sport. We don't think that's right. Real estate is a practice of judgment, patience, and quiet expertise — closer to a craft than a sales floor.
— Approach
A practice,
not a pitch.
The default in residential real estate is volume. Agents are trained to maximize listings, maximize showings, maximize the speed of decisions. The economics reward breadth. The culture rewards confidence. The marketing rewards urgency. The clients pay for all three.
We work the opposite way.
Slower. The decision to buy or sell a home is rarely an emergency. When it is, urgency serves the client. When it isn't — which is most of the time — urgency is a sales technique pretending to be helpfulness. We don't manufacture it. If you need a week to think, we'll send you back a week from now with our thoughts written down.
More careful. Pricing built on the comparables, not on optimism about what you'd like the house to be worth. For buyers — we don't just show houses, we help you find a home, which often means saying no to a lot of houses, including some you might be enthusiastic about.
Quieter. You won't see us on a billboard or running ads that put the agent's face in front of the property. Marketing budget that goes to performance theater doesn't go into your transaction. We'd rather spend it on professional photography for your listing, or pre-MLS access for your search.
Working this way means we work with fewer people. That's the point. The economics of one broker doing fewer transactions, more carefully, with better outcomes, is the economic argument for the practice itself.

— About
Ben Surman.
Ben is the founder and sole agent of Balanced. He's a Texas-licensed REALTOR® sponsored by Central Metro Realty as the supervising broker.
The decision to start Balanced came from a specific belief: the residential real estate category had drifted from the role it should play in people's lives. Agents had become marketers. Brokerages had become franchises. Listings had become content. The transaction itself — the act of moving a family from one home to another — was almost an afterthought.
Balanced is the practice that exists to do the opposite. One broker. A specific philosophy. Slower pace. Quieter style. More work per client, fewer clients per year. The kind of practice that, if it does its job, you tell people about — not the kind you have to advertise.
